Terms & Conditions
1. Booking and Payment
Daily Rates: Fees are charged per day (including day of arrival and departure). Current rates are provided at the time of enquiry.

Booking Confirmation: A booking is only secured upon receipt of a completed booking form and a 50% non-refundable deposit.
​
Final Payment: The remaining balance must be paid in full at least 14 days prior to the commencement of the stay.
​
Cancellations: Deposits are non-refundable.
​
14 Days or Less Notice: The full balance is due and non-refundable.
15 to 30 Days Notice: Your 50% deposit is retained, but any additional balance paid will be refunded.
​
More than 21 Days Notice: Your deposit can be transferred to a future booking (within 6 months), or retained as a credit on your account.

2. Pickup and Drop-off
Agreed Times: Drop-off and collection must occur within the specific time slots agreed upon at the time of booking.
​
Late Collection Fees: Collections delayed by more than 30 minutes past the agreed time will incur a late fee of £3 per hour for one dog or £5 per hour for two dogs.
​
Dogs not collected by 9:00 PM will be required to stay an additional night, subject to availability, and will be charged at the full standard daily rate.
​
Emergency Contact: If the Owner is unable to collect the dog, the designated Emergency Contact must be available to do so within 30 minutes of notification.
​
Uncollected Dogs: In the event a dog is not collected within 7 days of the scheduled departure date and no contact is made by the Owner, TED’s Home Stay reserves the right to follow statutory procedures for abandoned animals, including contacting local authorities or rehoming centres.

3. Health and Vaccinations
Requirements: All dogs must be up-to-date with vaccinations against Distemper, Hepatitis, Parvovirus, Leptospirosis. Kennel Cough is not mandatory but highly recommended.
​
Documentation: Proof of vaccination (vet card) and medical history must be provided at least 14 days before boarding via the online booking form or during the Meet and Greet.
​
Parasites: Dogs must be treated for fleas and worms at least 2 weeks prior to arrival. If parasites are found, the dog will be treated at the Owner’s expense.
Contagious Diseases: We reserve the right to refuse any dog showing signs of infectious disease (e.g., coughing, diarrhoea, vomiting) upon arrival.

4. Emergency Care and Veterinary Consent
Authorization: The Client authorizes TED’s Home Stay to seek veterinary medical treatment for the dog if deemed necessary.
​
Costs: The Client is solely responsible for all veterinary costs incurred.
​
Welfare: In the event of a medical emergency where the Owner or Emergency Contact cannot be reached, the Client authorizes TED’s Home Stay to act in the dog’s best interest based on veterinary advice (including euthanasia only if recommended to prevent suffering).

5. Diet and Medication
Provisions: Owners must provide sufficient food for the duration of the stay. If food runs out, TED’s Home Stay will purchase the same brand (if possible) at the Owner’s expense plus a service fee.
​
Medication: Detailed written instructions must be provided for any medication. Medication must be in its original packaging with the dosage clearly visible.
​
6. Behavioural and Safety Policies
Assessment: All new dogs must undergo a mandatory “Meet and Greet" to ensure they are suitable for a home-stay environment.
​
Aggression: We cannot accept dogs with a history of aggression toward humans or other animals.
​
Resident Dog Socialisation: All guests will live in a communal home environment and have direct contact with the resident dog, Ted. If any aggression or significant behavioural issues are observed during the stay, the Client (or their Emergency Contact) must arrange for the dog’s immediate collection.
​
7. Off-Lead Consent
Exercise: Dogs will be exercised according to the Owner’s instructions.
​
Liability: Dogs will only be exercised off-lead if the Owner has provided prior written consent. The Owner accepts all liability for any injury, loss, or damage occurring while the dog is off-lead.
​
8. Liability and Indemnity
Indemnity: The Client agrees to indemnify, defend, and hold harmless TED’s Home Stay from any claims, losses, or damages—including personal injury or property damage—arising from the care, handling, and transportation of the pet.
​
Risk: The Client acknowledges that communal dog boarding involves inherent risks. TED’s Home Stay is not liable for injuries caused by the pet to itself or others, provided statutory welfare standards are met.
​
9. Media and Marketing
Consent for Media: The Client grants TED’s Home Stay permission to take photographs and recordings of their pet(s) during their stay. These may be used for promotional purposes, including but not limited to, our website, social media channels, and printed marketing materials.
​
Opt-Out Right: Permission is granted by default upon booking. If the Client does not wish for their pet’s image to be used, they must specify this in writing prior to the stay.
​
Security & Privacy Policy: To protect the security of the Client’s home and our premises, no images or videos will be uploaded to social media in real-time. All content will be shared only after the dog’s stay has concluded, ensuring it is not public knowledge that the Client is away from their property.
​
Ownership: All media captured remains the intellectual property of TED’s Home Stay. We will not tag the Client by name or disclose specific locations in any public posts to maintain privacy.
​
10. Dangerous Dogs Act & Prohibited Breeds
Strict Policy: In compliance with the Dangerous Dogs Act 1991 and subsequent amendments (including the 2024 XL Bully ban), TED’s Home Stay cannot accept any dog classified as a prohibited type.
​
Prohibited Breeds: This includes the Pit Bull Terrier, Japanese Tosa, Fila Brasileiro, Dogo Argentino, and the XL Bully (including those with a Certificate of Exemption).
